Decoding Builder Incentive Language

Before you tour a single model home, understand what these terms mean in real dollars. Builders use specific language β€” here is the translation.

Fixed Rate Buydown
Builder pays to permanently lower your interest rate. On a $500K loan the difference between a buydown rate and market rate can be over $1,400 per month β€” every month for the life of the loan.
Typical lifetime value: $40,000 – $80,000+
1/0 Rate Buydown
Your rate is reduced for year one only, then returns to the prevailing rate. Best for buyers planning to refinance when rates drop β€” saves $700–$900/month in year one.
Year 1 savings: ~$700 – $900/month
Closing Cost Credit
Builder credits a percentage of the purchase price toward your closing costs. On a $500K home a 6% credit equals $30,000 less cash you need to bring to closing day.
